Financial Services

Audits: We assist the Association’s outside accountant in performing the annual and federal income tax preparation.

Bank Accounts: We ensure that all accounts (operating, reserve, etc.) are properly set up, maintained, and reconciled.

Budget: We prepare annual operating budgets for the Board and/or Association’s approval, as well as help the Board of Directors focus on a long-range capital replacement reserve schedule.

Collections: We enforce collections of monthly assessments and charges while maintaining a professional, aggressive follow-up action on all unpaid assessments and feeds.

Financial Statements: We prepare monthly statements showing total monthly and year-to-date activity.

Invoices: We approve and pay all invoices in accordance with the budget. We provide copies of all bills and invoices paid from the Association's account upon request.

Monthly Assessments: We collect all dues via direct deposit, debit cards and credit cards.

Resident Ledgers: We keep accurate records of homeowners' occupancy, and receipts, and distribute monthly billing statements

Physical Plant Service

Inspections: We conduct inspections of Association common areas regularly. Property, grounds, equipment and all facilities are inspected and reports of the property with recommendations are given to the Board of Directors.

Landscaping: We select and supervise landscaping services while assuring that all landscape maintenance agreements are followed.

Major Maintenance: We arrange for outside professional consultants to prepare specifications, obtain and award bids, prepare contracts, and oversee the execution of work to verify compliance when needed.

Preventative Maintenance: We provide a preventative maintenance program for all facilities and grounds and coordinate scheduled and unscheduled maintenance needs.

Repairs: We order requested/necessary repairs, oversee all work and inspect the final product.
